This assumes we are talking about 802.11ac wave2 AP&clients, and that the AP is capable to do 4 individual MU-MIMO streams (some do only 2) and that your clients are not close to each other to allow the MIMO to actually work. Let's continue with that assumption.

Does it transmit data at the same time with the other 802.11ac client
or the 802.11n client takes all the time of that ap in that momment?
You can only do MU-MIMO with all-11ac wave2 clients on the AP (or at least per MU-MIMO transmission, not sure about that). For this specific reason, ClientMatch is aware of client capability and can cluster MU-MIMO capable clients on one AP and cluster other clients to another AP so the feature can actually be used. Similar things apply to 802.11ax where similar capable clients can be clustered on specific APs to allow the ax features to shine.
